YCP was founded on a principle the Mexican real estate market doesn’t enforce on its own — that international buyers deserve a buyer-side advisory firm at the table whose only interest is the accuracy of the work.

That firm was built by Ing. J. Rutan Flores, a civil engineer and economist who spent decades on both sides of this market before deciding the buyer’s side was the only one worth being on.

Before founding YCP, Ing. J. Rutan Flores built premium residential and commercial properties for international investors and institutional capital across Mexico’s Caribbean corridor — from the Yucatan Peninsula interior to the Riviera Maya coast. On every one of those projects, the economic analysis behind the investment decision was as important as the engineering behind the build. Those two disciplines developed together across the same markets, the same developers, and the same transaction environments that YCP’s clients are navigating today.

That background is what makes YCP structurally different from every other buyer-side advisory firm operating in this space. A civil engineer sees what the walls hide. An economist sees whether the numbers behind the transaction reflect reality. In a market with no MLS, no public comparable sales data, and no independent pricing standard — economic analysis isn’t a secondary service. It’s the only independent framework a buyer has for evaluating whether what they’re being asked to pay bears any relationship to what the market will support.

The firm was built specifically around the way risk actually moves in this market — because the person who built it spent decades watching that risk move from the other side of the table.

The Buyer-Side Advisory Standard

There is no financial mechanism by which YCP’s buyer-side advisory in Mexico benefits from any outcome other than the accuracy of our work.

Every party in a Mexican real estate transaction has a financial interest in the outcome — except one. The developer profits from the sale. The agent earns commission regardless of which side they represent. The Notario serves the transaction. The buyer’s attorney, if engaged, is the closest thing to independent representation the market offers — and even that relationship is limited to the legal dimension of the transaction.

YCP exists outside that structure entirely. No commissions. No referral fees. No backend arrangements with developers, agents, attorneys, or any other party involved in a transaction. The engagement is with the buyer — the deliverable is what was found — and the two are never adjusted for any party, for any reason.

That independence isn’t a marketing position. It’s the operating architecture of the buyer-side advisory firm. Every engagement is structured so that the only outcome YCP benefits from is a buyer who received accurate, complete, independent information before a decision was made. What they do with that information belongs entirely to them.

Every engagement is personally directed and reviewed by the founding principal before any deliverable reaches the client. That standard doesn’t change with project size, location, or timeline.

For physical engagements, professional diagnostic equipment deployed on every site includes thermal imaging cameras, moisture meters, gas leak detectors, electrical testers, drone documentation, and a full suite of structural and systems assessment tools. The findings reflect what exists. The report reflects engineering reality. Nothing is adjusted, softened, or omitted.

Where an engagement requires specialist depth beyond the core team — senior Mexican real estate attorneys, licensed appraisers, urban planners, financial analysts, or forensic accountants — those specialists are contracted into the engagement on merit, operating under the same conflict-free standard. No permanent referral arrangements. No financial incentives between partners. The engagement defines the team. The team serves the client.
