What can you expect?
What are the benefits of having a YCP home inspection report in hand and on point before the dance of negotiating the best possible deal begins?
In Mexico, where public record platforms like Zillow, Trulia, and MLS simply do not exist, it makes it so much harder to get relevant and important information on any given property.
It really doesn’t matter whether it’s a presale, new structure, resale, or maybe something in between because relevant data is always useful when negotiating, especially big-ticket items.
YCP creates fact-filled photo-driven inspection reports that are relevant and useful in all types of Mexican property buy and sell agreement negotiations.
It’s not only the structural, electrical, plumbing, ac’s, windows, doors, and sewage that’ll be checked out and reviewed, but we are also going to look over the paperwork, the property lines, any promises (pre-sale), the permits, licenses, IMMS and perhaps the CFE, Conagua, and Cadastral documents when needed.
The professional Mexican notarios do their part, and they do it well, as do we, the trusted civil building engineers throughout Mexico who serve and protect the public from bad building practices, incomplete paperwork, and sometimes just general misinformation.
The fact is our report packages strategically complement, enhance, and strengthen the notarios work each and every time, inevitably saving time and money while protecting our clients from risky deals and sometimes shady people.
Trust our years of experience to provide you with a factual evidence-based inspection report that will help you negotiate the best possible deal, anywhere in Mexico, every time, guaranteed.

Pre-Listing Commercial Inspection
The value to the seller is that a pre-listing inspection makes them aware of issues in advance of negotiating a purchase agreement, allowing them the chance to resolve the issues or have them reflected in the asking price.
This gives the seller better control in marketing their home and helps minimize stress from heat-of-the-moment negotiations once a purchase agreement is tendered. Homes that have a pre-listing inspection generally sell faster and have fewer inspection-related issues to negotiate, enabling a smoother transaction.
Pre or Post-lease Commercial Inspections
Before any paperwork is signed, pre-lease and post-lease inspections provide landlords and renters with an accurate understanding of the state of a commercial property.
Since most lease agreements place the responsibility of maintaining some or all of the building systems on the leasee, having a pre-lease inspection is just as important as it is prior to purchasing a commercial property protecting both parties.
New Construction Inspection
By conducting a new construction inspection for your commercial property we can help you in verifying the adequacy of materials and the quality of onsite workmanship. We deliver a detailed report about the condition of the property so that you can decide your next plan of action.
The new construction inspection should ideally be scheduled after the builder has finished the project and before your last walkthrough with them. By doing this, you can be confident that any possible problems are found and fixed before you take possession of the property.
Construction Inspection Services
What are construction inspections?
When a new home is being built, multiple inspections should be performed by a professional inspector while construction is ongoing. The purpose of these inspections is to make sure that the construction work matches the building plans that were submitted to the owners. The number of inspections that are needed during the construction process largely depends on how complex the project is.
Most new construction projects should require 2-3 inspections, which include everything from a foundation inspection to the final inspection. There are certain components in as home that can’t be inspected once the construction process moves past a certain point. By obtaining an inspection at different moments during this process, you can identify and correct issues immediately, which should increase the quality of the construction that’s occurred.

Construction Inspections
Long sitting half done buildings, or active construction sites YCP offers complete inspection and reporting services.
From unforeseen expenses to scheduling errors, challenges on the job site are a reality. They often present themselves without warning— swelling budgets, frustrating stakeholders, and delaying construction.
At its core, a construction inspection is a detailed review or examination of a building project during and/or after its construction.
New Builds…4 Types Of Inspections To Consider
Buying a newly constructed home, may be a dream come true and a home inspection is one sure way to protect your investment while it’s being built and after. It will allow you to hold your builder accountable as well as provide assurance that your home is being constructed correctly.
What types of inspections are available?
- Footers and Foundation Inspection: This inspection would take place first once the foundation is poured and footers are in.
- Pre wall inspection: This inspection occurs following the installation of framing, plumbing, and electrical rough-ins and just before placement of insulation and drywall.
- Final Walk through Inspection: This inspection would take place before the builder completes their final walk through.
- One Year Warranty Inspection: After living in your home for a year, it’s possible that some issues may arise. This type of inspection will document any problems within the home that involve plumbing, electric, structural concerns, windows, doors, etc. It’s great to know the issues before your builder walks away.
Civil engineers: first line of defense
Conducting a building inspection is a critical step to ensuring the safety and reliability of any commercial building. Whether it’s for a planned purchase or maintenance of a commercial building, the stakeholders must hire a commercial building engineer who can thoroughly inspect the property’s condition. Otherwise, the owners could face significant risks resulting from unidentified (or late-identified) building defects.
Building inspection engineers serve as the “first line of defense” against risks present in the building. They can highlight its true condition and provide a detailed estimate of the repair and replacement costs it entails, thus helping the stakeholders make the right decision before making a major investment in the building.
