Ing. J. Rutan Flores is a civil engineer who spent more than 20 years building premium residential properties in Mexico’s Caribbean corridor — Cancun, Playa del Carmen, and Tulum. His clients were international investors, US stockbrokers, and money managers purchasing homes in the one-million-dollar range and above. He knows how these properties are built because he built them. In 2013, Ing. Flores retired from construction and founded YCP to focus exclusively on inspection, due diligence, and buyer advocacy. He brought the builder’s eye to the buyer’s side — understanding exactly where developers cut corners, where contracts fall short, and where buyers lose money. Fully bilingual in English and Spanish, based in Valladolid, Yucatan — the strategic midpoint between Merida and Cancun — Ing. Flores operates across the entire Yucatan Peninsula and is available nationally for qualified engagements.

YCP operates with complete independence from real estate brokers, sellers, and developers. We accept no commissions, no referral fees, and no success fees from any party other than the client. We do not perform construction, remodeling, or repair work of any kind. We have no financial interest in what we find — no incentive to exaggerate problems and no incentive to minimize them. We report what is there. Unlike inspection firms that also offer contracting and repair services, YCP’s only revenue comes from protecting your interests. That independence is not a marketing line — it is the foundation of everything we do.
